The threat of global annihilation may seem as present as it did during the Cold War, but today’s high-security shelters couldn’t be more different than those of the 20th century.

A number of companies around the world are meeting the growing demand for structures that protect against any risk, be it a global pandemic, asteroids or World War III, as well as providing luxury amenities.

“Your father or grandfather’s bunker was so uncomfortable,” said Robert Vicino, a real estate entrepreneur and CEO of Vivos, a company he founded that builds and manages luxury shelters around the world.

“They’re gray. They’re metal, like a ship or something military. And the truth is, humanity can’t survive long term in such a simple, dark environment.

Many of the world’s elite, including hedge fund managers, sports stars and tech executives (Bill Gates is rumored to have bunkers on all of his properties) have chosen to design their own secret shelters to house their families and employees.

Gary Lynch, general manager of Texas-based Rising’s Company, said 2016 sales for its luxury underground bunker were up 700% from 2015, while overall sales have grown 300% since the US presidential election in November.

The company’s sheet steel bunkers, designed to last for generations, can hold a minimum of one year’s worth of food per inhabitant and are earthquake resistant.

But while some want to hide out on their own, others prefer to face the apocalypse in a community setting that offers an experience a little closer to the real world.

A secret bunker southeast of London, built to protect top government officials during the nuclear winter, has been transformed into a $4 million luxury residence.

Developers of community shelters like these often purchase decommissioned military bunkers and missile silos built by the United States or Soviet governments — sites that would cost hundreds of millions of dollars to build today.

The fortified structure is designed to withstand nuclear attacks and is equipped with a power system, water purification system, explosion valve and nuclear-biological-chemical (NBC) air filtration.

Most include a year or more food supply, and many have hydroponic gardens to supplement the ration. Developers are also working to create a holistic community with the skills needed for long-term survival, from doctors to teachers.

Vicino said Vivos received a lot of interest in the shelter around the 2016 elections from Liberals and Conservatives, and has completely sold out space in its community shelter in recent weeks.

One such shelter, Vivos xPoint, is located near the Black Hills of South Dakota and consists of 575 military bunkers that served as army ammunition depots until 1967.

Currently being converted into a facility that will accommodate approximately 5,000 people, the interior of each bunker is provided by the owner at a cost between $25,000 and $200,000 each.

The price depends on whether they want a minimalist space or an upscale home. The complex itself will be equipped with all the conveniences of a small town, including community theater, classrooms, hydroponic garden, medical clinic, spa and gym.

For customers looking for something more and more luxurious, the company is also offering the Vivos Europa One, dubbed “modern Noah’s Ark” in a former Cold War-era ammunition storage facility in Germany.

The structure, carved from solid rock, offers 34 private residences, each starting at 2,500 square feet, with the option to add a second floor for a total of 5,000 square feet.

The units will be sent vacant and each owner will have a renovated space to meet their tastes and needs, choosing from options that include a screening room, private pool and gym.

Vicino compared individual spaces to underground yachts and even recommended that owners hire the same builders and designers who worked on their actual ships.

“Most of these people own a high quality cruise ship, so they’re already in a relationship and they know what it’s like, they fit in and they get what they want,” he explains.

The sprawling complex includes a tram system to transport residents throughout the shelter, where they can visit its restaurant, theater, cafeteria, swimming pool and play area.

“Our client was sold with the unique advantage of owning a luxurious second home that is also a nuclear-hardened bunker,” says Hall, who has already started work on the second survival condo in another silo on site.

“This aspect allows our clients to invest in asset valuation instead of fees. Survival condos come in a number of different layouts, from a 900-square-foot half-story residence to a 3,600-square-foot two-story penthouse that starts at $4.5 million.
